Buying a home should feel exciting. It also comes with plenty of questions, especially if North Carolina's process is new to you. What happens after you find the right property? What should you investigate? When is your money at risk?

I'm Chris Herndon. I'll help you understand your options, ask the right questions, and make informed decisions from our first conversation through closing. Whether you're moving across town or relocating to the mountains, we'll build a plan around what matters to you.

YOUR PATH FROM FIRST CONVERSATION TO CLOSING

Every purchase is different. These ten steps show the general path; financing, inspections, title work, and insurance often move forward at the same time.

01 LET'S TALK ABOUT YOUR MOVE

Before we look at houses, let's talk about how you want to live. Your timing, budget, priorities, and reasons for moving will help shape the search. A mountain retreat, a walkable neighborhood, and a home close to everyday conveniences can call for very different approaches.

We'll also discuss whether you need to sell another property and how that affects your plans.

Your next step: Share your must-haves, wish list, and ideal timeline.

02 BUILD A COMFORTABLE BUDGET

If you're financing, connect with a lender early to explore loan options and obtain preapproval. If you're paying cash, have documentation of available funds ready. Preapproval is useful preparation, but it is not a final loan guarantee.

Look beyond the purchase price. Plan for upfront contract payments, inspections, appraisal and survey expenses where applicable, closing costs, insurance, taxes, association dues, and maintenance. Your lender and closing attorney can help estimate the amounts relevant to your purchase.

Your next step: Establish both your price range and the cash you'll need along the way.

03 UNDERSTAND YOUR REPRESENTATION

You should know who represents you, what services you'll receive, and how compensation works. We'll review the Working With Real Estate Agents disclosure and discuss our buyer agency agreement before we begin touring homes together, including live virtual tours I conduct for you.

We'll review the agreement's scope, duration, compensation, and any potential buyer responsibility. Brokerage fees are negotiable; seller payment of your agent's compensation is not guaranteed.

Your next step: Ask questions so you feel comfortable with the relationship before signing.

04 FIND THE HOME THAT FITS YOUR LIFE

We'll narrow the search, review available properties, and compare the homes that deserve a closer look. If you're relocating, I can help you explore communities and arrange virtual tours where appropriate.

We'll consider more than finishes and views: access, condition, maintenance, restrictions, and the practical details that may affect your day-to-day life. I'll help identify questions to investigate and connect you with qualified professionals when needed.

Your next step: Tell me what works - and what doesn't - as we refine the search.

05 MAKE AN INFORMED OFFER

Once you find a home you want to pursue, we'll evaluate comparable sales, available property information, and your priorities. Then we'll develop an offer covering price, contract payments, the due diligence period, settlement timing, included items, and other terms that matter to you.

If there are competing offers, we'll discuss the tradeoffs of different strategies. A stronger offer should still reflect risks you're comfortable accepting.

Your next step: Understand the commitments and deadlines before you sign.

06 GO UNDER CONTRACT AND GET ORGANIZED

Once the contract is effective, we'll confirm the calendar, arrange delivery of contract payments as required, and begin coordinating investigations with your chosen professionals. Select your North Carolina closing attorney early, and keep your lender informed.

We'll track the due diligence deadline and other key dates together. Keep funds accessible and respond promptly to requests from your lender and attorney.

Your next step: Schedule investigations promptly and make required payments according to your contract.

NORTH CAROLINA MONEY MATTERS

Two payments that serve different purposes

Due diligence fee: A negotiable payment, if any, made to the seller under the contract. It is generally nonrefundable if you choose to terminate, even during due diligence, subject to the contract's exceptions. It is credited toward your purchase at closing.

Earnest money deposit: Held by the escrow agent named in the contract and credited at closing. Under the standard residential contract, a buyer who properly terminates during the due diligence period is generally entitled to its return. After that period, it may be at risk if the buyer fails to close; the contract and circumstances control.

Neither payment has a universal required amount. We will discuss both before you make an offer.

07 COMPLETE YOUR DUE DILIGENCE

This is your opportunity to investigate both the property and the transaction. Schedule the inspections and other evaluations appropriate to the home, and work closely with your lender on financing and appraisal progress.

We'll review findings and discuss whether to request repairs or other negotiated terms. Sellers are not required to agree to repairs or an extension. Allow time to investigate, negotiate, and decide before the deadline.

Under the standard North Carolina residential contract, you may terminate for any reason or no reason during the due diligence period by giving proper written notice before it expires. Inspection expenses and the due diligence fee are generally not recovered when you choose to terminate.

Your next step: Make an informed decision to proceed, obtain a signed extension, or deliver timely termination notice as appropriate.

Important financing detail: The standard contract does not automatically make your purchase contingent on obtaining a loan or a satisfactory appraisal. Those issues need attention during due diligence. A pending loan decision does not automatically extend your deadline.

MOUNTAIN HOMEBUYING: LOOK BEYOND THE VIEW

Choose investigations based on the property and your plans.

  • Water and septic: Verify the water source, evaluate well water quality and supply where relevant, and review septic permits, condition, and permitted bedroom capacity.
  • Access and roads: Ask your attorney to review legal access and easements; understand private-road maintenance responsibilities and practical year-round access.
  • Slopes and drainage: Investigate drainage, retaining walls, and potential slope concerns; involve an appropriate engineer or geologist when warranted.
  • Flooding and insurance: Review flood exposure and available coverage early, including any known storm damage or repairs. A location outside a mapped high-risk flood area does not eliminate flooding concerns.
  • Condition and improvements: Consider home and pest inspections, radon testing, and specialist evaluations; investigate permits for additions and renovations.
  • Rules and intended use: Review association documents, dues, assessments, recorded restrictions, and applicable zoning. Verify rental or renovation plans rather than assuming they are allowed.
  • Everyday connections: Confirm internet and cellular service at the property, and consider the actual drive to work, shopping, and other destinations important to you.
08 PREPARE FOR CLOSING

Continue working with your lender to satisfy approval conditions and finalize your loan. Your closing attorney will handle legal work such as examining title and coordinating the documents and recording needed to transfer ownership. Resolve title questions with the attorney and confirm insurance coverage with your provider.

Review your closing figures and funding instructions with the appropriate professionals. Arrange utilities, moving plans, and any other details around your agreed possession date.

Your next step: Confirm what remains outstanding and who is responsible for each item.

PROTECT YOUR CLOSING FUNDS

Before wiring money, independently call your closing attorney using a trusted, previously verified number to confirm instructions. Never rely solely on an email - even one that appears to come from a familiar person. Treat unexpected changes as a reason to stop and verify.

09 COMPLETE THE FINAL WALK-THROUGH

Shortly before settlement, we'll review the property's condition and verify agreed repairs and included items as appropriate under the contract. Report any concerns promptly so they can be addressed before proceeding.

The walk-through complements your earlier investigations; it does not replace a professional inspection.

Your next step: Confirm the home is ready for the transfer you agreed to.

10 CLOSE AND GET YOUR KEYS

At settlement, you'll sign the required documents and provide funds according to your attorney's instructions. In North Carolina, signing and closing are not always the same moment: the process also includes recording the necessary documents.

Your attorney will confirm completion. Possession and release of keys follow your contract, including any tenant rights or separately agreed possession arrangements. Coordinate moving plans around confirmed possession.

Your next step: Once closing and your right to possession are confirmed, enjoy your new home.

EXPERIENCE MATTERS. SO DOES FEELING COMFORTABLE.
